Seattle Foundation And Slab Concrete Crack Repair FAQ
Cracks in Concrete foundation walls and slab floors are common. Concrete cracks plain and simple. So most cracks are nothing to get overwhelmed about. If water is coming in the crack than that is something to address. Cracks should be separated in to two categories; 1 Structural Cracks 2 Superficial Cracks. The procedure for repairing the cracks is very near the same but the product used to do the repairs are different. If the crack is a structural crack then it should be repaired with epoxy. The epoxy is actually stronger than the concrete is and welds the concrete together. But if the concrete is shifting for a reason than another crack may form later in a different location. Or it may crack in the same spot again. If the crack is still moving then a flexible joint sealer like a polyurethane or polurea can flex and still keep the joint sealed. But the polyurea or polyurethane offer very little in terms of strength like the epoxy. So if you need to seal out water than a flexible product is used, if you need strength than an epoxy is used. One word of caution sometimes the void on the other side of a wall or floor will be so great that you will pump a very expensive amount of epoxy in to a crack needlessly when if the concrete was probed and all facts known then a combination of flexible foam grout and a small amount of epoxy could have been used. Steps are often candidates for both foam to fill the void and epoxy to weld the concrete steps back together.
